<p>With the real estate market down and the economy falling into recession, there is a lot of attention on the stock market. Many people are looking at the stock market and hoping to make short term and long term gains. There is no doubt opportunities to make money in the stock market and we should consider these options as well for our investment portfolio. Here are 10 stock investing tips to keep in mind.</p>
<p>1. Long-term investment</p>
<p>Typically stock prices will go up and down and fluctuate even more in the short term. Don’t pay attention to the daily fluctuations in your stock. Always invest with the long term in mind.</p>
<p>2. Diversify!</p>
<p>Diversiy your investments with low, medium and high risk stocks. Pick some fixed income securities especially in fluctuating markets. As they say “don’t put all your eggs in one basket” applies here.</p>
<p>3. Online trading is quick and easy, online investing takes time</p>
<p>These days the internet has made trading so easy. With one click, you can buy and sell stocks from more than 100 online brokers with low commissions. However, this does not take the homework out of researching and making investment decisions.</p>
<p>4. Don’t gamble!</p>
<p>If you can’t afford to lose the money, then don’t gamble it on a stock purchase. Choose more conservative investments with low risk if you are worried about your money.</p>
<p>5. Don’t expect miracles!</p>
<p>If you come across some recommendations from a friend or broker that a stock is going to double in value in a few months &#8211; beware! Don’t go into the investment expecting this. If you are lucky and the stock does go up 50% or more, then consider selling and get your returns immediately.</p>
<p>6. Investigate for yourself!</p>
<p>One of the most important principles I stand by is “Independent Investigation of Truth”. To me this means get as much information as possible and analyze before making your investment decisions. Its ok to get information from multiple sources and then compare to what your investigation tells you. This can alert you to any inconsistencies and inaccuracies in the investment you are considering.</p>
<p>7. Buy and hold doesn’t always work</p>
<p>If you are sitting comfortable on a rising stock, don’t get greedy. Set your limits and investment goals and sell the stock when you reach your returns.</p>
<p>8. Set investments goals &amp; sell limits</p>
<p>Determine the price at which you’re willing to sell. Based on this and the interest rate, you can determine the return you want.</p>
<p>9. When it’s time to act, don’t hesitate</p>
<p>After you complete your research and you are feeling the urge to buy or sell a stock, don’t hesitate. Time lost can translate to money lost. Your impression is probably correct so act on your urge!</p>
<p>10. Seek a Professional Financial Advisor or Consultant</p>
<p>If you are a novice to stock investing, seek professional help or a stock brokerage to assist you with research and opening a stock purchase account. Once you are comfortable with the markets and know where to get online resources, you can do the research on your own and are ready to switch to an online broker.</p>

<p>Investing in the stock market is one of the hardest things that most people will ever do in their life. Because of this, it seems like we&#8217;re always looking for better ways to make money investing. One of those better ways to make money is by investing in stripped municipals. In this article I&#8217;m going to discuss stripped municipal bonds, what they are, and how you can profit from them.</p>
<p>Stripped Munis are bonds that are particularly attractive for people who are in a high tax bracket and who also know exactly when they need their money. Most of the time they come in maturities with less than one year, all the way up to 30 years which gives you quite a bit will leeway when making investment decisions. This is quite unlike zero coupon municipals, which usually have much greater callable dates.</p>
<p>Stripped Munis are never callable which is also a huge benefit under the right circumstances. They don&#8217;t pay interest but instead are sold at a great discount to their face value. When the bonds finally become due, you are paid the bonds full face value; and the difference between the discount price that you originally paid and the face value at maturity is the profit you will make.</p>
<p>There is a significant risk involved in these types of bonds because unlike other bonds, there are not often large markets for them. That means generally speaking, that when you buy them you will usually have to hold them until maturity, and you won&#8217;t be able to sell them earlier in a secondary market, in most cases. This may not be such a big deal, especially if the maturities are not very far into the future.</p>
<p>But what the heck are these things? Yeah, I should have explained this earlier! Stripped Munis are sort of like legal pyramid schemes. Brokerage firms will buy up a bunch of regular municipal bonds, and instead of selling these bonds to their investors, they hold onto them and instead sell what we call stripped municipals at varying maturities (which they invent out of thin air). The brokerage firm then uses the payments of the original bonds as they come due to pay off the stripped bonds over time. Maybe calling them legal pyramid schemes isn&#8217;t quite correct, but you get the idea.</p>
<p>The reason why brokerage firms do this is so that they can basically convert the regular municipal bonds which have much longer maturities, into the stripped Munis that have shorter maturities and since they are able to stagger the original bond purchases they can be sure to have a steady stream of cash to pay off the stripped bonds when they need to.</p>
<p>So basically its a financially engineering vehicle that allows you to reap the benefits of long-term bonds at a shorter term. There are many different stripped municipals to choose from including ones backed by pre-funded bonds, ones backed by high quality triple-A general obligation bonds, and insured stripped municipals.</p>
<p>Stripped munis give you a lot of flexibility and a lot of options that regular municipal bonds can&#8217;t offer you. Because of this I like to recommend them to everyone who asks. But like all investment decisions, be sure to do your own research into these bonds before you make any final decision.</p>

<p>Everyone today is worried about credit card debt, but in most cases, they don&#8217;t have a clue how to do anything about it. In fact, for most people once they get into debt, they don&#8217;t have a clue how to get out again. In fact, for most of the population, it&#8217;s much easier to get into debt than it is to get out of it, especially with credit cards. Out of all the debt in our society, credit card debt is the major cause of bankruptcy and debt management plans.</p>
<p>The Effects</p>
<p>How does it begin? Unfortunately banks play a large role in the high credit card debt that many consumers are carrying. With lucrative offers of low interest rates that expire after a year with no annual fees to rewards card that have everything from free flyer miles to cash bonuses, cardholders snap these cards up in a hurry in order to be able to take advantage of the many bonus offers. The bonus offers are the beginning of what will later culminate into a financial disaster. Unfortunately, many of these offers are targeted at young peoplenew high school graduates, college students, and recent college graduateswho are not yet emotionally mature enough to understand the importance of having good credit or even how to handle a credit card. With this early lack of knowledge about credit cards comes a future of financial chaos.</p>
<p>Sadly, many people do not realize the effects of too much credit card debt until they are in so deep that they don&#8217;t see a way out. For many, the most classic sign of having too much credit card debtonly being able to afford to make minimum paymentsdoes not stand out as a problem. It isn&#8217;t until sometime later that the real effects of excessive credit card debt begin to materializemissed payments, inability to afford even minimum payments, credit lines at or above established credit lines, and borrowing from one card to pay payments on another card. Sometimes those in serious credit card debt will apply for another credit with a higher limit and lower interest rate with the original intention to get rid of the other cards and use the new card. Some may even take out a consolidation loan, and after the balances are paid on their credit cards, they start using them again instead of getting rid of them. For some the reality does not hit home until the bill collectors are knocking on the door, the judgments are issued, and they attempt to apply for a loan only to find that their credit is so severely damaged that they can&#8217;t even borrow a few hundred dollars to buy some furniture.</p>
<p>The Solution</p>
<p>Once you have gotten into severe financial trouble with your credit cards, the next step is to devise a plan to eliminate the debt and get back on your feet. There are several plans you can utilize depending on the severity of the damage. Following are some solutions beginning with a program for the debtor who has done the least amount of damage and ending with the most severe cases.</p>
<p>* If you are one of the lucky ones who becomes aware of financial issues before it gets totally out of hand, it&#8217;s much easier to solve the problem. One of the easiest ways to pay your credit card debt if you are still at a reasonably manageable level is to take the credit card with the lowest balanceor highest interest rate if all the balances are close in valueand add some extra funds each month. Even if it is only $10-15, anything above the minimum payment will help the balance reduce quicker. How so if you are only paying an extra $10-15 a month? Here&#8217;s how: when you pay off that first credit card, take ALL of the money you were paying on it, and add that to the minimum payment on the second highest balance or interest rate card. In other words, if you were paying a total of $50 a month on Credit Card #1, when you pay it in full, add that same $50 to your payment on Credit Card #2. Follow this same process until all of your credit cards are paid in full and refrain from using them other than an extreme emergency (car or appliance not working, medical bill, medicine for illness), and do not under any circumstances use the one you are in the process of paying in full. If you have more than two cards, get rid of the except any used solely for business.</p>
<p>* Another outlet you may want to use is a consolidation loan. Of course, in most cases you will need to own real estate to obtain a consolidation loan. This will give you a longer term and lower interest rate, but you must be careful if you&#8217;re using your home as collateral. When you have paid the cards in full, cut them up or lock them away until you finish paying off the consolidation loan. Some people make the mistake of obtaining a consolidation loan, only to begin using the cards again and create the same financial situation from which they just evolved.</p>
<p>* Some card issuers have a program where they will lower the interest rate and payments, but if you have several cards, this program may not work well for you. If you miss one payment, the program becomes null and void, and you are right back to where you were.</p>
<p>* Debt consolidation involves working with a debt management company in order to develop a repayment schedule. They will work with your card issuer to obtain a lower interest rate, and sometimes eliminating the interest rate totally, to allow you to make one payment to the debt management company that will distribute the payments to your credit card companies.</p>
<p>For those who waited too long to do something about their situation, bankruptcy may be the only answer. That is a step you want to avoid whenever possible, so unless you have extenuating circumstances, recognize the extent of your financial situation before it&#8217;s too late to work with your creditors.</p>

<p><strong>Costa Rica has a safe and well developed mechanism for title registration and transfer.  Regardless, it is important to work with a broker who knows the area you are interested in as well as a trust-worthy lawyer who can guide you through the steps.</strong></p>
<p><strong> </strong></p>
<p><strong>How Can I Ensure That I Have Clear Title to the Property?</strong> Costa Rican law requires that all documents relating to an interest and/or title be registered in the property section of the Public Registry. Most properties have a titled registration number (folio real), and the records database can be searched with this number or by name index. Actual ownership is not proven by a deed, but by verification of the properties folio real (registration) number. The Public Registry report (informe registral) provides detailed information on the property, including the name of the title holder, boundary lines, tax appraisal, liens, mortgages and recorded easements, or instruments that would affect title. Only after the procedures have been done properly and the title has been cleared of any liens or encumbrances and the chain of title has been traced to the actual seller, can the buyer can be assured of Good Title.</p>
<p><strong> </strong></p>
<p><strong>How is Title Transferred?</strong> Property is transferred by executing a transfer deed (escritura) before a Notary Public. In order to close on the property, the buyer and seller must select a notary/attorney who will draft the transfer deed and register the sale in the Public Registry (Registro Nacional).</p>
<p><strong>How About Closing Costs?</strong> Closing costs involve three things: government taxes and fees, notary fee, and mortgage costs, if any.</p>

<p><strong>How to Ensure Registration of the Transfer Deed?</strong><strong> </strong>Once all the fees have been paid, it is the obligation of the notary to ensure that the deed is presented (anotado) and registered (inscrito) in the Property Section of the Public Registry. I have stressed the words presented and registered to highlight the importance of following up with the notary to ensure registration. Although presentation guarantees your priority (i.e., first in time, first in right), it does not automatically guarantee registration. The Public Registry will not register a transfer deed unless all taxes and registration fees are included; a certified copy from the Municipality where the property is located is provided certifying that the seller&#8217;s property tax (bienes inmuebles) and municipal assessments (impuestos municipales) have been paid through the date of closing. Likewise, any prior instruments that encumber the property (i.e., mortgages, liens, judgments, etc.) must be lifted before your transfer deed will be registered.  Once a transfer deed is accepted for registration, the Public Registry will return the original document with all the documentary stamps affixed to it and properly sealed within 60 days after presentation. <strong></strong></p>
<p><strong> </strong></p>
<p><strong>When to Pay Property Taxes?</strong><strong> </strong>Once a property has been bought the owner should take care to meet their tax obligations to avoid foreclosure procedures. New property owners erroneously assume that they will receive a notice from the tax authorities. In reality it is the owner’s responsibility to visit their respective municipality’s office and pay the taxes. The law also requires the property to be appraised every five years, with a sworn statement made by the owner. After the declaration is made, the value of the property is calculated and determined by the municipality according to several variables, such as street frontage, location and total area. If this mandatory sworn statement for property appraisal is not filed when due, the owner is subject to often arbitrary appraisals. Negations of what is fair are often more likely if this requirement is met voluntarily. A good rule of thumb is, if when you purchased your property you were able to take advantage of the two tier system, then when making your subsequent sworn statement show a reasonable increase. The system is not very well regulated and the best way to fly under the radar is to play and pay fairly.</p>
<p><strong>How To Avoid Problems With Squatters?</strong><strong> </strong>According to Costa Rican law, a person can acquire rights to a property if the property owner allows that person to use or maintain possession of the property for more than a year. Once the property has been acquired it can&#8217;t be taken away, except for reasons such as eminent domain, and then only with proper compensation.<strong> </strong>If a person has held possession of a property for at least ten years, they can claim full ownership and re-register the property at the Public Registry.<strong> </strong>Landlords should take action to evict squatters during the first three months of their invasion. If a year passes the squatter has a right to demand compensation for any improvements they made to the land.<strong> </strong>If you have squatters you need to start an Interdicto a civil procedure, or level criminal charges, called Usurpacion as soon as possible. Delay may cost you dearly in red tape and legal procedures. For large rural tract, it is advisable to “contract a caretaker to guard against encroachments. It is important to have a written contract with the caretaker in order to prevent them from ever asserting squatters rights. One other encumbrance, which can only be detected by a visual inspection of the property, is the case of unregistered leases. Leases can be registered but most are not, especially in the case of residential ones. Make sure your lawyer guards against unwanted tenants with an appropriate clause in the agreement of sale. <strong></strong></p>

<p><strong>What Forms of Ownership Exist?</strong><strong> </strong>The legal system allows for a number of different types of incorporating. The two most commonly forms are the Sociedad Anonima, generally abbreviated S.A., and a less elaborate form of the first, called Sociedad de Responsabilidad Limitada, known as S.R.L. or Ltda. The two may be used to conduct the same type of activities but there are slight differences between them, and you should select the one that best suits your needs. If the property is owned by a corporate entity in addition to a title search, it is necessary to perform a corporate search at the commercial section of the Public Registry. This search can verify the transferring entity is in good standing and that the proposed signatory of the transfer deed is empowered to authorize the transfer.<strong></strong></p>
<p><strong>Why use a Corporation to Purchase Property in Costa Rica?</strong><strong> </strong>It is advisable to purchase property through a corporation for a variety of reasons beyond limited liability. The corporate structure allows for more flexibility and predictability in areas ranging from estate planning, tax planning and representation. A somewhat common practice is to transfer shares of the company that owns the land instead of transferring the land through the Public Registry to a third party. The share transfer system may sound appealing at first, as it saves time and money on notary fees and transfer taxes. However, this course is not advisable, because when you acquire the shares of a corporation in Costa Rica &#8211; you not only acquire the assets (in this case the property) you also acquire the liabilities. No mechanism exists to satisfactorily list them or rule out their existence.</p>
<p><strong> </strong></p>
<p><strong>Condominiums Purchases in Costa Rica</strong><strong> </strong></p>
<p>Condominiums are a very practical solution for those who plan to be an absentee owner of income producing properties. Condominium law in Costa Rica grants this type of property special status. A special Horizontal Property Section of the Public Registry exists for registering condos. As in the case of any property, condominiums must be title searched for any liens or encumbrances. The buyer should also become thoroughly familiar with the condominium regulations, which are in the deed. These regulations set forth the rules of condominium management and procedures for handling relations between the unit owners. They also set forth any restrictions to which the units, thus the owners, are subject to. For example, they may restrict pets or business activities or the number of occupants. There will also be a maintenance fee, usually monthly, as well as a procedure for increasing the fee. Since unpaid fees are collateralized by the unit itself, a buyer must be sure that all such fees are paid prior to purchase.</p>

<p>Sex in a marriage is one of the most precious and “life giving” gifts God has given us all.  It is intended to be enjoyable, intimate, and draw couples closer.  However, approximately half of all marriages in this country fail.  So, it is obvious something is replacing the joy of sex in these relationships.  My opinion is that debt has taken the place of sex for the average American married couple. </p>
<p>People love to feel the thrill of something in their lives.  Whether it is sexual or not, we as humans thrive on feelings.  So, putting sex aside, let’s explore some things that give us that temporary feeing of extreme happiness such as:</p>
<p>Buying a new car</p>
<p>Buying a new house</p>
<p>Going on a shopping spree</p>
<p>Going on vacation</p>
<p>Giving / Receiving Christmas and birthday gifts.</p>
<p> </p>
<p>So, that is just a list of a few things that cause us happiness, and those things are all in fact wonderful.  But, what do they all have in common?  Yes, they all cost money, and most American households will go into debt for at least one of these, and many go into debt for all of them.  Let’s explore buying a new car. </p>
<p>Buying a new car is so wonderful and it is absolutely delightful to take your new car and show all your friends and family.  However, what happens after two months and the newness is starting to fade.  You are stuck with a massive payment for years (more debt), and you no longer have that wonderful “new car smell”. </p>
<p>The same is true with Christmas gifts.  I delight in the opportunity to give Christmas gifts as much as the next person, but let’s look at what most people do.  They justify in themselves that this is only one time each year and it is okay to put these gifts on the credit cards; after all it is for the kids.  Now, ask yourself, your kids, your friends and your family what they received for Christmas last year.  Do you even remember?  I know I certainly don’t remember everything I received.  My point is that it is fine to lavish your loved ones with gifts, when you can afford them.  Otherwise, do not go into debt for Christmas and birthday gifts, your family will still love you!</p>
<p>Now, let’s bring it together.  People are going so deep into debt to buy a temporary “high”, when in fact if they would get on a great financial plan with their spouse, budget their money properly, and pay off debt; that is the ultimate high.  And guess what, the sex is a wonderful by-product of that effective communication and financial responsibility between you and your spouse.  Your grandparents did it right, and most of them are not divorced, so have fun, have sex and get out of debt today!  </p>

<p>Junior gold stocks may finaly make a move. The New York Stock Exchange indicator for new lows reached an extreme of 1304 on Tuesday the 15th of July. That was even worse than the 1100 new lows reached on the 22nd of January. Such extremes spell one thing P-A-N-I-C.</p>
<p>Whilst its difficult to infer any far reaching conclusions about one day sell-offs, even panics, the odds now favour a bounce in very oversold equity markets. As for how high and how long the stock market will bounce is anyones guess, but here again, probabilities favour the market to move higher and longer than anyone expects so that sentiment indicators return to their old complacent Bullish state!</p>
<p>What will work during this period of relative calm?</p>
<p>We had noticed a very definite flight to safety since market volatility began in October 2007.</p>
<p>Firstly, a flight away from common Dow stocks to Gold Mining Stocks because gold is seen as world wide currency which is more secure that worthless paper money. The Dow stocks have slowly been decreasing in value for the past year as gold mining stocks have been increasing in value overall. Gold stocks is were the smart money is moving into.</p>
<p>Within the Gold market this has manifested itself as a flight to bullion and away from Gold Mining Stocks. Yes money had been moving gold stocks higher but the majority of gold investors are buying bullion or the gold bullion etf (actual gold bars) because it currently has lower risk than trading gold mining stocks. So gold bullion and the gold bullion etf&#8217;s have been out performing the price of gold mining stocks for the past year even thought both Gold and gold stocks have increased in value.</p>
<p>Now that there is a good chance equity markets will stabilize, the trends will moderate and reverse. This means Junior Gold stocks prices should begin closing the valuation gap and discounting higher earnings based on $900+ Gold.</p>
